The site consists of 7 Buildings with Oatley House at the heart of the village, an impressive Grade II listed building providing the following facilities:-

The Challenge:

The existing obsolete and ageing site wide BMS system has been overtaken by newer market technology offerings.

Spares & equipment replacements for the BMS had become discontinued.

The existing BMS was not visible easily for the sites mobile maintenance team.

There was no meter and automated energy consumption reporting package on the existing system.

Client’s concern of system reliability and customer welfare with unsupportable BMS system failure.

To maintain complete uninterrupted system operation and visibility for the client throughout the entire upgrade phase.


The Solution:

Supply of new BMS workstation hardware and software with advanced management operation, automatic reporting and data manipulation facilities.

Provision of BACNET (Building Automation Control Network) Open System Protocol Controllers.

Utilisation and integration of the client’s site wide and area wide Ethernet network in implementing the new BMS system.

Offsite engineering of new BMS to enable rapid changeover from old system.

Phased replacement of BMS control on run and standby plant to ensure smooth and continuous operation.

Implementation of leading edge and future facing solution technology.


The Benefits:

The mobile maintenance team can access the BMS system in any of the connected buildings from any location on site or remotely via a Web browser facility.

Interrogation of alarms system settings changes can be actioned remotely.

Plant alarms and system faults are instantly emailed by the BMS to the site maintenance team for interrogation, acknowledgement and resolution.

The BMS automatic reads 70 tenants meters and automatically email consumption readings on a monthly basis to the site administration team for billing.

Peace of mind and security that system is fit for purpose and available for at least 15 years.
